Colony Plaza Apartments
Built in 1980, Colony Plaza is one of 14 properties purchased by POAH as its first portfolio acquisition following its founding in 2001. The $22 million purchase saved 915 affordable homes for seniors and low-income families in a dozen Missouri locations including 111 at Colony Plaza. The high rise is located in Excelsior Springs, Missouri on an acre of land with a view of The Elms resort, famous since the 19th century for its restorative mineral baths.
There are 111 one-bedroom apartments and each floor includes a well-appointed sitting area featuring large windows. The property offers a community kitchen and large gathering area as well as a landscaped patio and resident parking.
Colony Plaza received funding though the HUD Green Retrofit Program (GRP) for building upgrades that improved efficiency and resident comfort: a new, efficient boiler plant, chiller, and ventilation unit, more efficient light fixtures and motion sensors. New windows were installed throughout and a new solar hot water system now provides heat for the domestic hot water system.
