The Ave Development Set To Bring 52 Affordable Apartments For Families To West Humboldt Park
WEST HUMBOLDT PARK — A mixed-use development that’s been in the works since the Lightfoot administration is set to break ground next month after receiving funding and approval to build.
The Ave at 3601-25 W. Chicago Ave., which was a winning proposal for the Invest South/West program under former Mayor Lori Lightfoot in 2021 and passed City Council in March 2024, will bring 52 below-market apartments for families to two lots previously owned by the city.
All of the one-, two- and three-bedroom units will be affordable for people who make 30-60 percent of the area median income, and 11 apartments will be accessible to people who use wheelchairs. Developers KMW Communities and the Preservation Of Affordable Housing Chicago teamed up to bring the $44 million, four-story building to life. The project received its building permit earlier this month.
The Ave will have a fitness center, community space, outdoor terrace with a play area and 30 parking spaces, according to the building permit and project plans.
