The adjoining senior properties at Highland Acres and Highland Meadows represent a valuable asset in Carthage, Missouri, where the senior population is growing and many town elders live at or below the poverty line.

Garfield Hills is located in Southeast Washington, D.C., the quadrant of the nation’s capital that has struggled for decades with chronically high rates of unemployment, low household incomes and significant crime. In recent years, the D.C. government has targeted the area for significant public investment leading to the rise of property values.

Sugar River Mills, a complex of converted mill buildings along the Sugar River, represents a highly valuable affordable housing asset to Claremont, New Hampshire and the surrounding area. Located just outside downtown Claremont, the property is one of the very few affordable rental properties in the area.

The seacoast New Hampshire town of Dover is a highly desirable community. Its median income ranks near the median for the state, and it generally has less than a 2% vacancy rate in its rental housing citywide.

Riverview Apartments are set along the beautiful Cocheco River, which is a central feature of downtown Dover. Amenities include on-site parking, private courtyard and a swimming pool. Residents can easily walk to a commercial shopping area nearby.

Cocheco Park Apartments are set beautifully along the Cocheco River, which is a central feature of downtown Dover. The 78 apartments represent two-thirds of the city's subsidized affordable stock, and preserving them as homes for low-income seniors was a concern for city leaders as well as the state housing finance agency.

Torringford West Apartments represented a classic preservation opportunity for POAH. The property is an attractive, well-maintained residence for low-income seniors, built in 1983 and located in a convenient residential neighborhood in Torrington, Connecticut. Its owners could have chosen to opt out of any rent regulatory program when its mortgage matured, converting to market-rate rents unaffordable to seniors on fixed incomes. 

Billings Forge Apartments is a 113-unit mixed-income apartment complex located in the Frog Hollow neighborhood of Hartford, CT. The previous owner, the Melville Charitable Trust, wanted to divest of the property and capture the value of this asset so it could use the proceeds to further its broader mission – while continuing its affiliation with the property. POAH was able to devise a creative structure which met all of these needs and entered into a partnership to leverage public and private investment for capital improvements at the site which was constructed as a tool plant in 1864.

Old Middletown High School Apartments is a 65-unit affordable apartment complex in Middletown, CT. The property is part of a National Historic District and individually listed on the National Historic Register.

POAH considered the Old Middletown High School property one of the Connecticut’s most “at-risk” properties because of its location near the downtown district and historical significance.

The purchase and rehabilitation secured this critical affordable housing asset for Middletown and the State of Connecticut.

New Horizons Apartments is an affordable, senior rental housing community located in northern Miami with easy access to commercial areas, employment centers and public transportation. With 100% project-based Section 8 subsidy, this property provides a valuable housing resource for some of Miami’s neediest elders. 

Built in 1968, Campbell Arms Apartments is a 201 unit multi-family apartment complex located approximately 30 miles south of Miami in the suburb of Homestead.  After being severely damaged by Hurricane Andrew in 1996, the property went through the LIHPRHA program extending its use agreement for 50 years.

Part of the portfolio purchased from another non-profit, POAH coordinated with HUD to complete a transfer of the properties in 2009.
