At the time Prairie Plains was put up for sale in 2001, the development represented three-quarters of the affordable subsidized rental housing in Lamar, which is located on Interstate 71, the north-south route from southwestern Missouri to Kansas City.  POAH's $22 million purchase of a portfolio shortly after its founding saved 915 affordable homes for seniors and low-income families in a dozen Missouri locations including the 50 at Prairie Plains.

Maplewood Manor Apartments

Description

At the time of acquisition, Maplewood Manor was one of only four privately-owned apartment complexes in Webb City offering rent subsidies to low-income households. Webb City is a growing municipality of 11,000, benefiting from its proximity to Interstate 71 and 44 and good quality schools. Nevertheless, residents of Webb City face financial challenges as many households are rent burdened, spending more than 30% of their income on rent or homeownership.

Torringford West Apartments

Torringford West Apartments represented a classic preservation opportunity for POAH. The property is an attractive, well-maintained residence for low-income seniors, built in 1983 and located in a convenient residential neighborhood in Torrington, Connecticut. Its owners could have chosen to opt out of any rent regulatory program when its mortgage matured, converting to market-rate rents unaffordable to seniors on fixed incomes.

Billings Forge Apartments

Description

Billings Forge Apartments is a 113-unit mixed-income apartment complex located in the Frog Hollow neighborhood of Hartford, CT. The previous owner, the Melville Charitable Trust, wanted to divest of the property and capture the value of this asset so it could use the proceeds to further its broader mission – while continuing its affiliation with the property. POAH was able to devise a creative structure which met all of these needs and entered into a partnership to leverage public and private investment for capital improvements at the site which was constructed as a tool plant in 1864.

Old Middletown High School Apartments

Old Middletown High School Apartments is a 65-unit affordable apartment complex in Middletown, CT. The property is part of a National Historic District and individually listed on the National Historic Register.

POAH considered the Old Middletown High School property one of the Connecticut’s most “at-risk” properties because of its location near the downtown district and historical significance.

The purchase and rehabilitation secured this critical affordable housing asset for Middletown and the State of Connecticut.
