Its owners could have chosen to opt out of any rent regulatory program when its mortgage matured, converting to market-rate rents unaffordable to seniors on fixed incomes.

Billings Forge Apartments

Billings Forge Apartments is a 113-unit mixed-income apartment complex located in the Frog Hollow neighborhood of Hartford, CT. The previous owner, the Melville Charitable Trust, wanted to divest of the property and capture the value of this asset so it could use the proceeds to further its broader mission – while continuing its affiliation with the property. POAH was able to devise a creative structure which met all of these needs and entered into a partnership to leverage public and private investment for capital improvements at the site which was constructed as a tool plant in 1864.

Old Middletown High School Apartments is a 65-unit affordable apartment complex in Middletown, CT. The property is part of a National Historic District and individually listed on the National Historic Register.

POAH considered the Old Middletown High School property one of the Connecticut’s most “at-risk” properties because of its location near the downtown district and historical significance.

The purchase and rehabilitation secured this critical affordable housing asset for Middletown and the State of Connecticut.

Campbell Arms Apartments

Description

Built in 1968, Campbell Arms Apartments is a 201 unit multi-family apartment complex located approximately 30 miles south of Miami in the suburb of Homestead.  After being severely damaged by Hurricane Andrew in 1996, the property went through the LIHPRHA program extending its use agreement for 50 years.

Part of the portfolio purchased from another non-profit, POAH coordinated with HUD to complete a transfer of the properties in 2009.
